This includes warranties for specific services like kitchen remodeling, bathroom renovations, and even new pool construction. We're committed to providing peace of mind throughout your project, ensuring your investment is protected. Coverages:

​1. Custom Wooden or Aluminum Pergolas:

  • Pergola structural integrity and installation workmanship are covered for 20 years 

  • Finish of pergola is guaranteed for 3 years. Client understands that the finish of all outdoor materials is subject to degradation resulting in fading and wear and tear. Client must actively maintain the finish and extremities of the pergola by periodically (every 3-10 years, depending on use and location of structure) paint, refinish, and maintain the structure.

2. Pre-Fabricated Pergolas:

  • Pre-fabricated pergola's proper installations are guaranteed for lifetime however the pergola (its quality, finish, etc...) are typically covered and warrantied by the manufacturer of the pergola.

Managing Expectations & Duty to Notify Information:

  • The finish of all outdoor materials is subject to degradation resulting in fading and wear + tear. Client must actively maintain the finish and extremities of the pergola by periodically (every 3-10 years, depending on use, type, and location of structure) paint, refinish, and maintain the structure.

  • Wooden pergolas are subject to rot and peeling, they also overtime can splinter which can become a minor hazard. With maintenance and sanding this can be alleviated.

  • Aluminum pergolas, although very durable and less prone to wear and tear, can fade over time and may require a second coat of powder coating or painting.

Coverages:

​1. Custom Firepits, Fireplaces, Outdoor Kitchens, and Fire Features:

  • Outdoor Amenity custom built structures are guaranteed to function in their supply of utilities (gas, water, etc...) to the appliances or exits for 25 years. 

  • Outdoor Amenity built structural integrity is guaranteed for 25 years. 

  • Finish materials installed for all outdoor amenities are covered for 3 years for wear and tear.

2. Pre-Fabricated Fire Features, Fire Pits, and Outdoor Kitchens:

  • Pre-fabricated outdoor amenities installed within this category are covered lifetime for proper installation into the property, however the quality, finish, and logevity of these items are covered by the manufacturer. 

Managing Expectations & Duty to Notify Information:

  • The finish of all outdoor materials is subject to degradation resulting in fading and wear + tear. Client must actively maintain the finish and extremities of the outdoor structures periodically (every 3-10 years, depending on use, type, and location of structure) paint, refinish, regrout, and maintain the materials.

  • Concrete or grout is prone to cracking due to natural shifting, cracks are typically hairline in size and can be repaired and therefore minimized. This applied to all countertop concrete applications, concrete finishes, and grout lines. Typically pre-cast concrete will achieve much higher durability than poured concrete.

  • Appliances are subject to failures due to wear and tear, warranties for appliances are separately offered by the manufacturer of the appliance. Client must maintain appliances regularly depending on their usage of the appliance.

Coverages:

  • Installation: Sanctuary Design and Build provides a lifetime guarantee on the proper installation (workmanship) of all windows and doors.

  • Structural Integrity/Functionality: Windows and Doors are guaranteed to be free of installation defects and should open, close, and operate properly for 20 years.

  • Hardware: All window and door hardware (handles, locks, hinges, etc.) is guaranteed for 5 years.

  • Window/Door Units: The window and door units themselves are covered under the manufacturer's warranty.​

Managing Expectations & Duty to Notify Information:

  • Settling and Shifting: Buildings naturally settle and shift over time. This may cause doors to become misaligned or windows to become slightly more difficult to open and close. Adjustments may be necessary and are considered normal maintenance.

  • Condensation: Condensation can occur on interior or exterior window surfaces due to temperature and humidity differences. Proper ventilation can help minimize condensation.

  • Weather Sealing: Weather stripping and caulking around windows and doors can degrade over time. Clients should inspect these areas annually and re-caulk or replace weather stripping as needed, approximately every 5-7 years, to maintain energy efficiency and prevent drafts.

  • Hinges and Moving Parts: Door hinges may become stiff or squeaky over time. Lubricating hinges and other moving parts annually will help ensure smooth operation.

  • Fading and Wear: Exterior window and door finishes, especially paint and stain, are subject to fading and wear due to exposure to the elements. Regular cleaning, painting, or refinishing may be required to maintain the appearance of exterior surfaces.

Coverages:

  • Installation: Sanctuary Design and Build provides a lifetime guarantee on the proper installation of all interior flooring, including vinyl/laminate, engineered hardwood, natural hardwood, and tile.

  • Finishes and Staining: Sanctuary Design and Build guarantees the finishes and staining applied to flooring for 20 years.

  • Subfloor Reinforcement and Integrity: The reinforcement and integrity of the subfloor are guaranteed for 20 years.

  • Material Integrity: The material integrity of the flooring itself is covered under the manufacturer's warranty.

Managing Expectations & Duty to Notify Information:

  • Hardwood Flooring (Natural and Engineered):

    • Expansion and Contraction: Natural and engineered hardwood floors are subject to expansion and contraction with changes in humidity. This can lead to minor gaps between boards or slight cupping. Maintaining consistent indoor humidity levels helps minimize these effects.

    • Scratching and Denting: While durable, hardwood floors can be scratched or dented by heavy furniture, pet claws, or sharp objects. Using furniture pads and area rugs in high-traffic areas is recommended.

    • Fading: Direct sunlight can cause fading or discoloration of hardwood floors over time.

  • Vinyl/Laminate Flooring:

    • Moisture Sensitivity: While some vinyl and laminate flooring is water-resistant, prolonged exposure to moisture can cause damage. Spills should be wiped up promptly.

    • Scratching: Although scratch-resistant, heavy furniture or sharp objects can scratch vinyl and laminate flooring.

  • Tile Flooring:

    • Cracking: While durable, tile can crack under heavy impact or due to significant settling of the subfloor.

    • Grout Discoloration: Grout can become discolored over time due to dirt, spills, or mildew. Regular cleaning and sealing of grout lines are recommended.

  • General Flooring Care:

    • Cleaning: Regular cleaning using appropriate methods and products for each flooring type is essential to maintain its appearance and longevity. Refer to the manufacturer's instructions for specific care recommendations.

    • Acclimation: For natural and engineered hardwood installations, it is normal for the flooring to need a period of acclimation to the environment's temperature and humidity levels before installation.

Coverages:

  • Panel Replacements: Sanctuary Design and Build provides a 20-year warranty on panel replacements.

  • Interior Fixture Installations: Interior lighting fixture installations are guaranteed for 10 years.

  • Exterior Fixture Installations: Exterior lighting fixture installations are guaranteed for 10 years.

  • General Electrical Workmanship: General electrical workmanship is covered for 20 years.

  • Fixture/Equipment Integrity: The integrity of lighting fixtures and electrical equipment is covered under the manufacturer's warranty. If the manufacturer no longer warranties the product, Sanctuary Design and Build will cover the labor for replacement, and the client is responsible for purchasing a replacement fixture.

Managing Expectations & Duty to Notify Information:

  • Light Bulbs: Light bulbs are considered consumable items and are not covered under warranty. Their lifespan can vary depending on usage and type.

  • Exterior Lighting: Exterior lighting fixtures are exposed to the elements and may experience faster wear and tear than interior fixtures. Regular cleaning and inspection are recommended. Issues such as water intrusion due to degraded seals, corrosion due to weather exposure, or damage from pests are not covered under warranty.

  • LED Fixtures: While LED fixtures generally have a long lifespan, the drivers or power supplies within them can sometimes fail prematurely. These components may be covered under the manufacturer's warranty, but labor costs for their replacement outside of the fixture installation warranty period are not covered by Sanctuary Design and Build.

  • Dimming Systems: Dimming systems can be complex and may require occasional troubleshooting. Ensure compatibility between dimmers, drivers, and fixtures to avoid flickering or other issues. Issues arising from incompatible components or improper installation by other parties are not covered under warranty.

  • Electrical Safety: Avoid overloading circuits. Be aware of the location of your electrical panel and how to shut off power in an emergency.

  • Power Surges: While not covered under warranty, it's important to note that power surges can damage electrical equipment and fixtures. Consider using surge protectors to safeguard your electrical system.

  • Underground Wiring (Exterior): Be aware of the location of underground wiring for exterior lighting to prevent accidental damage during landscaping or other activities. Damage to underground wiring due to external factors is not covered under warranty.

  • Common Electrical Issues Not Covered: This warranty does not cover issues arising from normal wear and tear, such as the gradual dimming of fixtures over many years, or minor flickering that doesn't impede functionality. Additionally, issues stemming from client modifications, improper use, or acts of nature are excluded.

Coverages:

  • Planting Workmanship: Sanctuary Design and Build provides a 20-year warranty on the workmanship for all planting installations, including trees, hedges, and plants.

  • Softscaping Workmanship: A lifetime warranty covers the workmanship for the installation of softscaping elements such as gravel, DG, lava rock, and other loose-fill materials.

  • Synthetic Turf Installation: A lifetime warranty covers the workmanship for synthetic turf installation.

  • Synthetic Turf Material: The synthetic turf material is guaranteed for 10 years, and backed by the manufacturer's warranty.

  • Irrigation System: The irrigation system's components and functionality are covered for 3 years.

Managing Expectations & Duty to Notify Information:

  • Plant Survival: While Sanctuary Design and Build takes great care in selecting and planting healthy specimens, the long-term survival of plants is dependent on various factors, including proper watering, soil conditions, sunlight exposure, and ongoing care. Therefore, plant survival is not covered under this warranty.

  • Gardening Maintenance: Regular gardening maintenance, including watering, fertilizing, pruning, and pest control, is essential for the health and longevity of all landscaping elements. Sanctuary Design and Build does not offer in-house gardening services but can appoint a qualified gardener upon request.

  • Erosion: Erosion of materials like DG and small rocks, particularly on slopes, is a natural process and is not covered under this warranty. Clients are responsible for maintaining slopes and implementing erosion control measures as needed.

  • Irrigation Maintenance: Irrigation systems require regular maintenance, including cleaning filters, adjusting sprinkler heads, and checking for leaks. This is to be expected with these systems. Clients should familiarize themselves with the basic operation and maintenance of their irrigation system.

  • SOD/Grass: Proper watering and fertilization are crucial for the establishment and health of new SOD or grass. Follow the specific care instructions provided by Sanctuary Design and Build.

  • Mulch: Mulch decomposes naturally over time and will need to be replenished periodically.

  • Steppers: Concrete and stone steppers may settle slightly over time. This is normal and is typically not covered under the warranty unless the settling is caused by improper installation.

  • Weed Growth: No landscape is immune to weeds. Regular weed control is necessary, especially for SOD, new plantings, mulch, and gravel or DG.

Coverages:

  • Exterior Painting: Sanctuary Design and Build provides a 15-year warranty on exterior paint workmanship, covering issues such as peeling, blistering, or excessive fading caused by improper application. The paint itself is covered under the manufacturer's warranty.

  • Interior Painting: Interior painting workmanship is guaranteed for 10 years, covering issues such as peeling, blistering, or excessive fading caused by improper application. The paint itself is covered under the manufacturer's warranty.

  • Plaster and Stucco: Workmanship for plaster and stucco applications (excluding pools) is covered for 20 years, guaranteeing against cracking or delamination due to improper installation.

  • Stone Veneer: Installation of stone veneer is guaranteed for 20 years, covering issues such as detachment or cracking due to improper installation. The stone veneer itself is covered under the manufacturer's warranty.

  • Moulding/Trim: Installation of interior and exterior molding and trim (baseboards, window/door trim, etc.) is guaranteed for 15 years, covering issues such as improper fitting, gaps, or detachment due to faulty workmanship.

Managing Expectations & Duty to Notify Information:

  • Color Fading: It is natural for paint colors, especially on exteriors, to fade slightly over time due to exposure to sunlight and the elements. This is considered normal wear and tear and is not covered under warranty.

  • Hairline Cracks: Minor hairline cracks in plaster or stucco are common due to settling and are generally not covered under warranty unless they exceed a certain width (typically 1/8 inch) or are determined to be caused by improper installation.

  • Caulking: Caulking around windows, doors, and trim is considered a maintenance item and may need to be reapplied periodically. This is the homeowner's responsibility.

  • Wood Rot: Wood rot on trim or molding is typically not covered under warranty unless it can be proven to be a direct result of improper installation that allowed for water intrusion.

  • Water Damage: Stains or damage caused by leaks or water intrusion from sources other than improper installation are not covered under warranty.

  • Exterior Cleaning: Exterior surfaces, including paint, stucco, and stone veneer, may require periodic cleaning to remove dirt, mildew, or other environmental contaminants. This is considered normal maintenance.

  • Client-Supplied Materials: If the client chooses to supply their own paint, stain, or other finishing materials, the warranty covers installation only, and any issues arising from the materials themselves are not covered.

  • Gloss Level Changes: Some paints may experience a slight change in gloss level over time. This is normal and not covered under the warranty.

Coverages:

  • Tile Installation: Sanctuary Design and Build provides a 20-year warranty on tile installation for walls, ceilings, and floors, covering issues such as cracking, loosening, or lippage (uneven tiles) due to improper installation. The tile itself is covered under the manufacturer's warranty.

  • Waterproofing: All waterproofing membranes and applications in showers and other wet areas are guaranteed for 20 years against leaks due to defects in materials or workmanship.

  • Grout: Grout is guaranteed for 5 years against cracking or discoloration due to improper installation.

  • Shower Door Installation: The installation of custom shower doors is guaranteed for 10 years, covering issues such as misalignment, leaks, or improper operation due to faulty workmanship. The shower door itself is covered under the manufacturer's warranty.

  • Bathtub Installation: Bathtub installation is guaranteed for 15 years, covering issues such as leaks or improper setting due to faulty workmanship. The bathtub itself is covered under the manufacturer's warranty.

  • Vanity Installation: The installation of vanities is guaranteed for 5 years, covering issues such as improper leveling or securing. The vanity itself is covered under the manufacturer's warranty.

  • Fixture Installation: Installation of fixtures such as toilets, faucets, and other hardware (towel bars, toilet paper holders, etc.) is guaranteed for 5 years, covering issues such as leaks or improper operation due to faulty workmanship. The fixtures themselves are covered under the manufacturer's warranty.

Managing Expectations & Duty to Notify Information:

  • Caulking: Caulking around tubs, showers, sinks, and fixtures is a maintenance item and will need to be inspected and reapplied periodically by the homeowner.

  • Grout Sealing: While grout is initially sealed, it's recommended to reseal grout annually to maintain its water resistance and prevent staining.

  • Condensation: Condensation on bathroom surfaces is normal, especially in areas with high humidity. Proper ventilation can help minimize condensation.

  • Hard Water Stains: Hard water can leave mineral deposits on fixtures, tile, and glass. Regular cleaning with appropriate products can help prevent buildup. This is not covered under the installation warranty.

  • Wear and Tear: Normal wear and tear, such as scratches, minor chips, or fading of finishes on fixtures or surfaces, is not covered under warranty.

  • Plumbing: While fixture installation is covered, the warranty does not extend to the home's overall plumbing system. Issues such as clogged drains or low water pressure are typically not covered unless they directly result from improper fixture installation.

  • Mold and Mildew: Mold and mildew growth can occur in any bathroom environment, especially in areas with poor ventilation. Proper cleaning and ventilation are essential to prevent mold and mildew.

Coverages:

  • Countertop Installation: Sanctuary Design and Build provides a 20-year warranty on the installation of kitchen countertops, covering issues such as detachment, uneven seams, or improper sealing due to faulty workmanship. The countertop material itself is covered under the manufacturer's warranty.

  • Backsplash Installation: Installation of kitchen backsplashes is guaranteed for 20 years, covering issues such as cracking, loosening, or lippage (uneven tiles) due to improper installation. The backsplash material itself is covered under the manufacturer's warranty.

  • Cabinet Installation: Installation of kitchen cabinets is guaranteed for 20 years, covering issues such as improper alignment, loose hinges or hardware, or cabinets not being securely fastened to the walls. The cabinets themselves are covered under the manufacturer's warranty.

  • Fixture/Hardware Installation: Installation of kitchen fixtures (sinks, faucets, etc.) and hardware (handles, pulls, etc.) is guaranteed for 5 years, covering issues such as leaks or improper operation due to faulty workmanship. The fixtures and hardware themselves are covered under the manufacturer's warranty.

  • Appliance Installation: The proper connection and installation of appliances are guaranteed for 3 years, ensuring they are correctly hooked up to utilities (gas, water, electricity) according to code and manufacturer specifications. The appliances themselves are covered under the manufacturer's warranty.

Managing Expectations & Duty to Notify Information:

  • Seams in Countertops: While efforts are made to minimize seams in countertops, they may be necessary depending on the size and layout of the kitchen and the material selected. The visibility of seams can also vary depending on the color and pattern of the countertop.

  • Caulking: Caulking around sinks, backsplashes, and countertops is a maintenance item and will need to be inspected and reapplied periodically by the homeowner.

  • Appliance Maintenance: Regular maintenance of appliances, as outlined in the manufacturer's guidelines, is essential for their longevity and proper operation. This is the responsibility of the homeowner.

  • Hot Objects: Placing hot pots, pans, or other heated objects directly on countertops can cause damage, such as scorching or cracking, depending on the material. The use of trivets or hot pads is recommended. This type of damage is not covered under warranty.

  • Chipping and Scratching: While many countertop materials are durable, they can be susceptible to chipping or scratching from sharp objects or heavy impacts. This is considered normal wear and tear and is not covered under the installation warranty.

  • Water Damage: While installations are performed to prevent water intrusion, any water damage resulting from leaks originating outside the scope of the installation work is not covered under this warranty.

Coverages:

  • Concrete Pavers: Sanctuary Design and Build provides a 20-year warranty on the installation of concrete pavers, covering issues such as settling, shifting, or cracking due to improper installation of the base or paver laying. The pavers themselves are covered under the manufacturer's warranty.

  • Concrete Pouring: The workmanship for concrete pouring, including various finishes like score lines, broom finish, or sand finish, is guaranteed for 20 years, covering issues such as significant cracking (greater than 1/8 inch), spalling, or scaling due to improper installation or curing.

  • Porcelain Pavers: The installation of porcelain pavers on a level 2 gravel base is guaranteed for 20 years, covering issues such as settling, shifting, or cracking due to improper installation of the base or paver laying. The pavers themselves are covered under the manufacturer's warranty.

  • Natural Stone Hardscaping: The installation of natural stone hardscaping, including grouting natural sandstone into concrete, is guaranteed for 20 years, covering issues such as cracking, detachment, or grout failure due to improper installation. The stone itself is covered under the manufacturer's warranty.

  • Outdoor Tile Installation: The installation of outdoor tile bonded directly to a concrete pad is guaranteed for 20 years, covering issues such as cracking, loosening, or lippage (uneven tiles) due to improper installation. The tile itself is covered under the manufacturer's warranty.

Managing Expectations & Duty to Notify Information:

  • Efflorescence: Efflorescence, a white powdery deposit that can sometimes appear on the surface of concrete, pavers, or stone, is a natural phenomenon and is not covered under warranty.

  • Minor Cracks: Hairline cracks in concrete are common and can occur due to shrinkage or minor settling. These are generally not covered under warranty unless they exceed a certain width (typically 1/8 inch) or are determined to be caused by improper installation.

  • Color Variations: Natural stone and some manufactured pavers may have slight variations in color or texture. These are considered inherent characteristics of the materials and are not considered defects.

  • Sealing: Sealing of pavers, concrete, and natural stone is recommended to enhance their appearance and longevity. This is considered a maintenance item and is typically the responsibility of the homeowner.

  • Weed Growth: While efforts are made to prevent weed growth between pavers or in gravel, it can still occur. Regular weed control is considered a maintenance item.

  • Settling: Some minor settling of pavers or stone may occur over time, especially in areas with heavy foot traffic or fluctuating weather conditions. This is generally not covered under warranty unless it is excessive or due to improper base installation.

  • Drainage: Proper drainage is essential for the longevity of hardscaping. Issues arising from improper drainage not caused by Sanctuary Design and Build's installation are not covered under this warranty.

Coverages:

  • CMU Walls (Retaining and Non-Retaining): Sanctuary Design and Build provides a Lifetime warranty on the installation of CMU walls, whether built with standard CMU blocks, slump stone blocks, or split-face blocks. This warranty covers structural integrity and guarantees against cracking, leaning, or shifting due to improper installation, excluding issues arising from geological factors or external forces beyond our control.

  • Prefabricated Block Wall Systems (Angelus, Belgard, etc.): The installation of prefabricated block wall systems is guaranteed for Lifetime, covering structural integrity and issues such as leaning, shifting, or separation due to improper installation, excluding issues arising from geological factors or external forces beyond our control. The blocks themselves are covered under the manufacturer's warranty.

  • Vertical Wall Structures: The construction of vertical wall structures, such as water features (e.g., trickle-down water features), TV walls, and raised planters, is guaranteed for 20 years, covering structural integrity and issues such as cracking, leaning, or shifting due to improper installation.

  • Wall Caps: The installation of wall caps, whether precast or poured-in-place, is guaranteed for 20 years, covering issues such as cracking, detachment, or improper alignment due to faulty workmanship. The wall cap material itself is covered under the manufacturer's warranty.

Managing Expectations & Duty to Notify Information:

  • Efflorescence: Efflorescence, a white powdery deposit that can sometimes appear on the surface of masonry, is a natural phenomenon and is not covered under warranty.

  • Color Variations: Natural variations in the color and texture of concrete blocks, stone, or precast elements are inherent characteristics of these materials and are not considered defects.

  • Water Feature Maintenance: Water features require regular maintenance, including cleaning, pump upkeep, and water treatment, to ensure proper function and prevent algae growth. This is the responsibility of the homeowner.

  • Drainage: Proper drainage is crucial for the longevity of retaining walls and other masonry structures. Issues arising from improper drainage not caused by Sanctuary Design and Build's installation are not covered under this warranty.

  • Sealing: Sealing of concrete or masonry surfaces may be recommended to enhance their appearance and longevity. This is considered a maintenance item and is typically the responsibility of the homeowner.

  • External Forces: Damage to masonry structures caused by external forces such as vehicle impact, earthquakes, significant soil erosion, or other geological events is not covered under this warranty.

Coverages for New Pool Construction:

  • Structure: Sanctuary Design and Build provides a Lifetime warranty on the structural integrity of new pool shells, including the shotcrete/gunite application, guaranteeing against cracking or failure due to defects in materials or workmanship, excluding issues arising from geological factors or external forces beyond our control.

  • Plumbing: The underground plumbing for new pool construction is guaranteed for 20 years, covering leaks or failures due to improper installation.

  • Waterline Tile and Coping Installation: The installation of waterline tile and coping is guaranteed for 20 years, covering issues such as detachment, cracking, or grout failure due to faulty workmanship. The tile and coping materials themselves are covered under the manufacturer's warranty.

  • Pool Surface (Plaster): The pool plaster finish is guaranteed for 10 years against defects in materials and workmanship, covering issues such as cracking, delamination, or excessive staining directly caused by improper application.

Coverages for Pool Refacing (Remodeling):

  • Plaster: The new plaster finish applied during pool refacing is guaranteed for 10 years against defects in materials and workmanship, covering issues such as cracking, delamination, or excessive staining directly caused by improper application.

  • Waterline Tile and Coping Installation: The installation of new waterline tile and coping during pool refacing is guaranteed for 20 years, covering issues such as detachment, cracking, or grout failure due to faulty workmanship. The tile and coping materials themselves are covered under the manufacturer's warranty.

  • Existing Pool Shell: During pool refacing, the existing pool shell is reused. Therefore, this warranty does not cover any issues related to the structural integrity of the existing shell.

Managing Expectations & Duty to Notify Information:

  • Plaster Mottling: Some mottling or discoloration of plaster is normal, especially with darker finishes, and is not considered a defect. Variations in shade and slight color inconsistencies are inherent characteristics of pool plaster.

  • Chemical Stains: Stains caused by improper pool chemistry, foreign objects left in the pool (such as metal objects that can rust), or by the introduction of external contaminants are not covered under warranty.

  • Pool Chemistry: Maintaining proper pool chemistry (pH, alkalinity, calcium hardness, sanitizer levels, etc.) is absolutely crucial for the longevity of the pool finish, equipment, and the overall health of the pool water. Improper chemical balance can lead to a variety of problems, including plaster damage, equipment corrosion, and algae growth, none of which are covered under this warranty.

  • Regular Maintenance: Regular pool maintenance, including brushing, vacuuming, cleaning skimmer and pump baskets, and backwashing the filter, is essential for keeping the pool clean and functioning properly. Sanctuary Design and Build does not provide regular maintenance services. However, if you do not have a regular pool service provider, we can assist you in finding a qualified professional in your area.

  • Water Level: Maintaining the proper water level in the pool is crucial to prevent damage to the plaster and equipment. Low water levels can expose plaster to the air, leading to cracking and drying out, while also potentially damaging the pump.

  • Winterization: In areas with freezing temperatures, proper winterization of the pool and equipment (draining water lines, adding antifreeze, etc.) is necessary to prevent freeze damage. Failure to properly winterize the pool can result in significant damage not covered by this warranty.

  • Underground Plumbing (Remodeling): This warranty does not cover any issues related to the existing underground plumbing in pool remodeling projects where the plumbing is not replaced.

  • Acts of Nature: Damage caused by acts of nature, such as earthquakes, floods, or extreme weather events, is not covered under this warranty.

  • Equipment Installation Labor: Sanctuary Design and Build provides a 5-year warranty on the labor for installation of new HVAC equipment, including heat pumps, gas/electric furnaces, and mini-split systems.

  • Ductwork Installation: New ductwork installation (in attics, under homes, or in walls) is guaranteed for 20 years, covering proper sealing, connections, and overall workmanship.

  • Airflow and Balance Adjustments: Adjustments to ensure proper airflow and balance throughout the system are covered for Lifetime.

  • Thermostat Installation: The installation of thermostats is guaranteed for 5 years, covering issues related to faulty wiring or improper connection. The thermostat itself is covered under the manufacturer's warranty.

  • Equipment: The HVAC equipment itself (heat pumps, furnaces, mini-split units, etc.) is covered under the manufacturer's warranty, which is typically around 10 years for parts but may vary.

Heat pump equipment condensers, in particular, may produce condensation outside depending on outside humidity and temperature; this is considered normal operation.   • Noise: HVAC systems, particularly older models, can produce some noise during operation. While efforts are made to minimize noise during installation, some operational noise is considered normal.

  • Duct Cleaning: Duct cleaning may be necessary over time to remove accumulated dust and debris. This is considered a maintenance item and is not covered under warranty.

  • Electrical Issues: This warranty does not cover issues related to the home's electrical system, such as faulty wiring or inadequate power supply, unless the issue is directly caused by improper installation of the HVAC system by Sanctuary Design and Build.

  • Material Performance: The insulation materials themselves are covered under the manufacturer's warranty, which typically guarantees the stated R-value for a specified period.

Managing Expectations & Duty to Notify Information:

  • Settling: Some settling of blown-in insulation, especially in attics, is normal over time and is not considered a defect.

  • Energy Savings: While properly installed insulation can contribute to improved energy efficiency, the amount of energy savings will vary depending on several factors, including the home's design, existing insulation levels, climate, and energy usage habits. This warranty does not guarantee specific energy savings.

  • Air Sealing: For optimal energy efficiency, air sealing is often performed in conjunction with insulation installation. This involves sealing gaps and cracks around windows, doors, pipes, and other areas where air leakage can occur. While Sanctuary Design and Build may offer air sealing services, these are not covered under the insulation installation warranty unless explicitly stated in a separate agreement.

  • Ventilation: Proper attic ventilation is crucial for preventing moisture buildup and ensuring the longevity of roofing materials. This warranty does not cover issues related to inadequate or blocked ventilation.

  • Pest Damage: Damage to insulation caused by rodents, insects, or other pests is not covered under this warranty.

  • Moisture: Insulation can lose its effectiveness if it becomes wet. This warranty does not cover damage caused by leaks, flooding, or other sources of moisture intrusion.

  • Radiant Barrier Performance: The performance of a radiant barrier depends on proper installation and environmental factors, such as the amount of direct sunlight the roof receives. While a properly installed radiant barrier can help reduce heat gain in the attic, it will not eliminate it entirely.

  • Alterations: Any alterations or modifications to the installed insulation by parties other than Sanctuary Design and Build may void this warranty.

  • Tile Roof Reset: For tile roof resets, where existing tiles are removed, cleaned, and reinstalled, Sanctuary Design and Build provides a 20-year warranty on the installation, covering issues such as tile detachment or leaks caused by improper re-installation.

  • Gutter Installation: The installation of vinyl or metal gutters is guaranteed for 20 years, covering issues such as leaks, detachment, or improper pitch due to faulty workmanship. The gutter materials themselves are covered under the manufacturer's warranty.

  • Material Warranty: It is essential to register your new roofing materials with the manufacturer to ensure you receive the full benefit of the manufacturer's warranty.

  • Roof Inspections: Regular roof inspections, at least once a year and after major storms, are recommended to identify potential problems early. This is the responsibility of the homeowner.

  • Maintenance: Keeping roofs and gutters clear of debris, such as leaves and branches, is essential for proper drainage and to prevent damage. This is considered a homeowner maintenance item.

  • Granule Loss (Asphalt Shingles): Some granule loss from asphalt shingles is normal, especially during the first few years after installation. This is not typically covered under warranty unless the loss is excessive and determined to be caused by a manufacturing defect.

  • Ponding Water (Torch-Down): While torch-down bitumen roofs are designed to be waterproof, some minor ponding of water after rain is considered normal and is not necessarily indicative of a leak. However, excessive or prolonged ponding should be addressed.

  • Acts of Nature: Damage to roofs or gutters caused by acts of nature, such as hurricanes, tornadoes, hailstorms, or earthquakes, is typically not covered under the installation warranty but may be covered by homeowner's insurance.

  • Alterations: Any alterations or modifications to the roof or gutters by parties other than Sanctuary Design and Build may void this warranty.

  • Staining (Asphalt Shingles): Asphalt shingles may experience some staining or discoloration over time. This can be due to various factors, including algae growth (often appearing as dark streaks or patches), rust from metal components, or the natural weathering of the shingles. While some manufacturers offer warranties against algae growth, staining caused by rust, weathering, or extractive bleeding is generally not covered under the installation warranty unless it is determined to be caused by faulty workmanship.

  • Thermal Sealant Staining: In rare instances, the sealant strips on the underside of asphalt shingles can overheat and soften excessively, leading to a condition known as thermal sealant staining, sealant bleeding, or thermal cracking. This can result in a brown liquid dripping from the shingles, potentially staining the ground or other surfaces. This is generally considered a material defect and would be covered under the manufacturer's warranty. Sanctuary Design and Build will assist homeowners in filing a claim with the manufacturer if such an issue arises.
